If the house has to go too, it can go with everything still in it.
Mighty Estates buys houses across Metro Atlanta as-is, contents included. Nothing has to be cleared, cleaned, or repaired first. You take what the family wants, leave the rest, and pick a closing date that works around probate and everyone's schedule.
How it works
- 1 Tell us about the house A phone call or the form below. Address, rough condition, and what the family is trying to accomplish. Five minutes.
- 2 We walk it Usually within a couple of days. Contents can stay exactly where they are. Nothing needs cleaning, fixing, or clearing first.
- 3 You get a written offer Cash, as-is, with the numbers shown. No fees, no commission, no repair credits taken out later.
- 4 You pick the closing date Two weeks or two months. If probate is still running, we work around it. We coordinate the cleanout of whatever the family leaves behind.
When selling as-is is the right call
Not always. It is usually the right call when the house needs work the family cannot fund or supervise, when heirs live out of state, when the contents are not worth a sale, or when a deadline is driving the decision: a foreclosure date, an assisted living bill, or a probate court schedule.
It is usually the wrong call when the house is in good shape, someone local can manage a listing, and there is no time pressure. In that case an agent will very likely net the estate more. We will tell you which situation you are in.
What it costs
Nothing. No commission, no closing costs on your side, no fee for the walkthrough or the offer, and no charge for removing what is left in the house. The offer you accept is the number you get.
Common questions
Do we have to empty the house first?
No. That is the main reason families call us. Take what matters to you, leave the rest where it sits, and we handle the removal after closing.
What if the estate is still in probate?
Common, and not a problem. In Georgia the executor or administrator can usually sell once letters are issued, and we can put a contract in place before that and close when the court allows it.
How is a cash offer different from listing with an agent?
An agent will usually get a higher gross price on a house that shows well, minus commission, repairs, and the months it takes. We pay less than retail and buy in whatever condition it is in, with no fees and a date you choose. Which one nets more depends entirely on the house.
What if we would rather run an estate sale first?
Then do that. The directory on this site exists for exactly that reason and we do not take a cut of it. Some families sell the contents, then sell the house. We will tell you honestly whether that sequence is worth it for your house.
